Placer County Foreclosures Report for April 2012

In their monthly report for March 2012, www.Foreclosureradar.com has reported that the number of new foreclosure notices that were filed in Placer County was 18% lower in April than March, and was down just over 21% compared to April of 2011.

The inventory of level of homes currently owned by banks was down 6% compared to March, and was down 25% compared to April of last year.

The number ofh omes that were sold at foreclosure auction was up 15% in April compared to March, but was down 50% compared to April of last year.

Investors purchased 38% of the 133 homes that were sold at foreclosure auction, while bank took possession of the remaining 62%.

The number of homes for sale in Placer County decreased in March when compared to February, and was down even more substantially compared to March of last year.

The number of new listings that were added to to the market in March was higher than the number added in February, but was about the same as the number of listing added to the market in March of last year.

The least expensive home listed for sale in Placer County is a 775 square-foot major fixer cabin on Todd Valley Road in Foresthill, which is listed for $59,950. The most expensive home for sale in Placer County is a 8,700 square-foot home on 5 Acres on Oak Creek Place in Granite Bay, which is listed for $3,850,000.

As of April 30th, 2011, in addition to the homes currently listed for sale or pending sale, there are also 613 homes listed in Placer County that are short sales in contract awaiting bank approval, which is about the same as the number awaiting approval in February.

The number of Placer County homes that were pending sale in March was up considerably when compared to February and March of last year of last year.

The number of homes that sold in Placer County in March was up compared to February, but was down compared to and March of last year.

Placer County Foreclosures Report for March 2012

In their monthly report for March 2012, www.Foreclosureradar.com has reported that the number of new foreclosure notices that were filed in Placer County was 12% higher in March than February, but was down just over 19% compared to March 2011.

The total number of homes that have received some sort of foreclosure notice was up slightly in March compared to February, but is well below March of last year.

The inventory of level of homes currently owned by banks was down 19% compared to March of last year, and 7% compared to January.

The most telling statistic may be that actual foreclosure sales were down 17% in March compared to February and 56% compared to last March.

Investors purchased 41% of the 116 homes that were sold at foreclosure auction, while bank took possession of the remaining 59%.

Banks are clearly shifting their strategy to dealing with foreclosures as short sales and selling them to investors at auction.
